What's this about gopher tortoises?

Do I really need a permit for a driveway?

Yes. The connection to a county road is permitted, and the culvert under it must meet county spec. It's also the first thing that should go in — it's how every other truck reaches your lot. Details.

What does "build-ready" mean when you say it?

Stumps and roots out of the build envelope (not ground flush), pad built in compacted lifts to your builder's elevation and density spec, drainage graded positive, culvert permitted and set. In other words: your builder shows up and starts building.

How long does it take?

Most clear-and-pad packages: 2–5 working days on site. The calendar time is usually permits and scheduling, not machine work — plan 2–4 weeks end to end, longer if tortoises need relocating.
