Citrus Springs is one of the busiest lot-building markets in Florida right now — thousands of 1970s-platted quarter-acre lots finally getting houses. Nearly every one of those builds starts with the same three jobs: clear the scrub, build the pad, set the culvert. That's our week, every week.

Three local realities that catch new lot owners off guard:

Gopher tortoises are protected. Citrus County scrub is prime tortoise habitat, and burrows on your lot mean a state (FWC) permit and relocation before clearing — skipping it is a serious violation. We check every lot and handle the process when burrows turn up.
The driveway connection is permitted separately. Connecting to a county road takes a culvert sized and set to Citrus County spec. Doing it wrong means redoing it at final inspection time.
Sand isn't a pad. Native sugar sand needs proper fill and compaction before a slab goes on it. Your builder will spec compaction — we build pads that pass the test, documented.
